Collective, intermediary, and individual social housing in Maromme.

 Building of a group of 132 collective, intermediary, or individual social housing units, in the neighborhood of Maromme (Haute-Normandie). We designed different types of housing that derive from the same model to find a consistent architectural expression filled with various effects.

 The urban orientations define the project’s ambitions to open toward the neighborhood while creating volumetric transitions, an abundance of greenery, and closed residential blocks with various types of habitation units. As evidence of the city’s renewal, this operation aims to compose of a pleasant and attractive neighborhood, gradually built in the course of time.

The project consists of three blocks whose height decrease from north to south, with the exception of side blocks in order to emphasize the relationship with the main street.

Being aligned with the future operations to the east, the A block is characterized by its higher location. It initiates the height decrease of the buildings to the south (block B and C) lined by three roughly equivalent blocks in the east.

 Collective housing

The collective habitations [en R+5] include a ground floor, specifically designed to host the Dialogue corporate offices (social landlords of the project), as well as a main body of three floors and two upper attic levels. All the floors are underlined by horizontals which surround the residence. The south facade is clad with movable metal trellises, punctuated with stimulating emerging loggias. In the attic levels on the two upper floors, the building is gradually divided to provide a varied picture. A fine hierarchy is established between the very transparent ground floors facing the garden, the wood-clad facade and the attic levels. Carefully assembled, these principles lead a more individualized and less imposing scale. They promote visual appeal while remaining strictly within the imposed template. The building further south has two floors less, but contains substantially equal arrangements.

The composition thus creates a specific upward movement to each unit. The different treatment of materials for each face further increases the richness of the overall perception. The car park access ramp fits naturally in the basement of the most southern plot.

Intermediate and semi-collective housing

Accessed by pathways distributed by the south facade, intermediate housing at the heart of neighborhood enable a coherent assemblage of apartments grouped around the entrance and its stairs. Terraces, loggias and accesses determine variations to the sculptural design. By its effects and materials, the residence contributes to the attractiveness of the entire neighborhood. The project plays a role in the landscape design of the sector.

Individual housing

 The design of individual housing is the last element supporting the project’s dwindling scale. Echoing the theme of the assembly of sculpted volumes, the housing units develop a similar typology to organize the urban space while providing additional formal variety of the other blocks.

 Parking

 50 parking spaces take up the entire room under the three blocks. The implementation of a single car park in the depth of the plot of operation avoids the construction of two ramps and provides good lateral distribution of parking space for all housing units.

 Landscaped areas

The limits between public and private space is clear. The blocks are opened either toward adjacent public spaces or the private park.
